Consultative Approach
We use our best efforts to extend roof life, but there is a point where it makes more sense to explore more comprehensive solutions to roofing failures. Our trained staff works with property owners on selecting a solution that meets their needs and their budget, and it isn’t always a full re-roof. There are trade-offs with each system, but our team will help you identify the system the best fits your requirements.
Roof Restoration
When a roof is approaching, or at the end of a warranty period and has extensive damage and systemic failures, it may be a candidate for a Roof Restoration. In this roof system, strategic repairs are performed to the existing roof and an application of a coating (often silicone) is applied. This Restoration provides a warrantable roofing solution that is comparable to a full Re-Roof and is typically the most cost-effective “new roof” solution that we provide. Not all roofs are candidates for this system. Those roofs that already have two layers of membrane are not eligible for coatings, and if the required repairs prior to applying the coating are extensive this may off-set any cost savings gained by eliminating a re-roof. Additionally, from an accounting standpoint, this system is treated as a repair and not a capital expenditure, so we talk through the benefits and trade-offs of each system so our customers understand what best fits their needs.
Roof Recovery
For single-layer roofs at the end of their warranty period with heavy wear, a Recovery system may be the best alternative. The existing roofing system is left in place and overlays a new membrane on top of the old system. This reduces the cost of the installation by eliminating the need to tear off the old system, and by using the existing insulation system. This is a warrantable system which has significant cost savings compared to a full Re-Roof, but also carries with it trade-offs. Our staff will walk you through the trade-offs.
Re-Roof
On roofs with heavy neglect, systemic failures and heavy wear, a full Re-Roof may be the best solution. This process includes removing all portions of the existing roof system down to the roof decking and then installing all new components. This is a long lasting solution that is labor intensive and carries a warranty but is the most expensive full roof alternative.
