Preventative Roof Maintenance (PRM)
Proper maintenance will prolong the life of any roof, and is essential to maintaining your manufacturer’s warranty. We offer maintenance plans that will extend the serviceable life of your roof while satisfying the manufacturer’s warranty requirements. This regularly scheduled maintenance also provides you with peace of mind as we address any issues that may result in unexpected leaks or other issues.
Low-Slope PRM
Our low-slope PRM program addresses many of the long term issues a property manager or owner may deal with over the lifespan of the roof system. As part of the initial visit for maintenance, Roofing Innovations will inspect the drainage on the roof, identify roof components, note any deficiencies, and provide a report and plan of action for the maintenance program over an agreed-upon period of time.
While performing the PRM, if we discover open flashing, punctures, or other small issues we are capable of performing spot fixes on those areas.
Steep Slope PRM:
Water management is part of extending the life of your roof and your building. Our Gutter Maintenance Program goes beyond simply cleaning gutters. We inspect the transition from roof to gutter (the drip edge), we look for damage to fascia, and we inspect the overall condition of the gutter system. Additionally, we perform a roof leak inspection which includes inspecting the integrity of your shingles, pipe boots, vent caps, and roofing transitions.
As with all of our programs, the Gutter Maintenance Program includes before and after photos so you can see the thoroughness of our workmanship. And similar to our other programs, we will notify you of any identified deficiencies and share a remediation plan with you.
Roof Inspections | Roof Health Reports
If a roof isn’t actively leaking but hasn’t been serviced regularly, our Roof Inspections and Roof Health Reports are a perfect solution to the problem of not knowing what could happen to your roof in the future. We will perform a detailed inspection and provide you with a report that shows potential deficiencies, their solutions, and also a general listing of the components of your roof system and their expected remaining life.
